What kind of apartments do you have?

The Hancock has 58 apartment suites and approximately 25 different floor plans. Each apartment is unique. All suites have original hardwood floors. Some feature private decks, and architectural details such as exposed brick and beams. All suites have granite countertops, stainless steel appliances (dishwasher, refrigerator, oven and microwave), garbage disposals, and full size washer/dryer.

Is there a fee to use the fitness facilities?

24-hour access to our fitness facilities is included in the monthly amenities fee.

What is the utility fee?

Each apartment suite is billed a $125 Utility Fee each month, which reflects a substantial discount on utilities for residents. The fee includes the following:

  • Water
  • Sewer
  • Trash
  • High-Speed Internet Access
  • Basic Cable

Electricity is not included in the utility fee. Electric charges are posted directly to resident's monthly invoice.

What is the difference between utilities and amenities?

The monthly $125 Utilities Fee only covers those items listed above. The amenities offered by The Hancock are complimentary for all residents and include:

  • Limited-access building with digital surveillance system
  • Package delivery services
  • Complimentary delivery of The Roanoke Times
  • 24-hour complimentary coffee and tea station
  • 24-hour state-of-the-art fitness facilities

When is rent due?

Rent is due the first day of each calendar month. Pay rent online and request maintenance here.

What is the pet policy?

The Hancock allows pets under 25 pounds at full adult weight. A $240 pet fee is required. This is not a deposit and is nonrefundable. In addition, there is a monthly charge of $30 per pet.

What is the term of the lease?

Leases are one year. The lease will renew for one year unless building management is notified in writing 60 days prior to the anniversary of the lease. Contact us to ask about other terms.

What about parking?

Residents of The Hancock may participate in the City of Roanoke’s Residential Parking Program.
